Q) How much does it cost for a home inspection?
A) Basic Home Inspections start at $400.00. There are numerous add on inspections which cost more such as Wood Destroying, Septic Red Dye Flow Test, and Yard Sprinklers etc.
Q) What should I expect from a Home Inspection?
A) We often describe a home inspection as to ‘the performance of a physical examination to assess the wellness of the home’. The primary systems of interest are: electric, plumbing, heating, structure, and roof. In addition, the Inspector will be noting the condition of a wide range of items.
Q) Why should I get a home inspection?
A) This one is easy. Please do not get an appraiser confused with a home inspector. The appraiser is for Mortgagees to determine if the dwellings worth fulfills the loan amount requested in this buying transaction. A home inspector determines through home inspections the condition of the home that will be bought by you the buyer. The home inspection is for the buyer so that they may have knowledge of the actual working condition of the home. You do not want to purchase a home and find out after you move in that the A/C unit condensation line is missing in the attic, or the electrical wiring in a bedroom does not work, etc. A home inspection is a good investment even though this day and time economically you may say “no not now”, this “no not now” could catch up to you later and be a “wish I would have” since the cost of the repairs could be much more than the amount of a Camelot Home Inspection in the beginning. This usually happens, as we all know, at the worst times, like around a holiday or such.
Q) How long will the inspection take?
A) We will normally be on site for approximately 3.5 to 6 hour. The reports are completed at our office and the finished report will be produced normally within 24 hours.
Q) Why do you say inspections can take up to 4.5 hours?
A) I am a professional home inspector Licensed by T.R.E.C. and although the time allowed may not be necessary I allow up to 6 hours (larger homes may take longer) per inspection so that a thorough home inspection is performed. Your home is very important to me because it is an investment you make whether long term or short term. I recommend all home buyers to be at the site of the inspection and I will give a full visual of all the deficiencies at the end of the inspection as well as the time to explain potential short-term and long term home maintenance issues.

Q) Will I need to be at the Camelot Home Inspection when the inspector arrives?
A) No, it would be preferred that you are at the property inspection towards the end of the visible inspection but it is not necessary. We will need access to all areas of the property being inspected (attics, pier and beam crawl spaces etc.).
Q) What is included in the Camelot Home Inspection?
A) Structural systems, grading and drainage, roof covering materials, roof structure and attic, walls both exterior and interior, ceilings and floors, interior and exterior doors, windows, electrical system, heating and air conditioning system, plumbing system, inspection also includes electronic testing of several components in the home.
Q) Who produces the Home Inspection?.
A) A Camelot Home Inspection is only completed by a licensed Camelot Home Inspector qualified and licensed by the Texas Real Estate Commission.
Q) Who has access and permission to view the Home Inspection report?
A) Permission to view the contents of a home inspection is only granted through you the Client of the home inspection report. The client may let who ever they would like view the home inspection report. The home inspection report can not be transferred or be used by anyone except the Camelot Client.
